<p>When we got to the boat early Wednesday morning I noticed that some of the fly rods in the boat were a lot larger than others.&nbsp; They appeared to look more like something you might see on a deep sea fishing boat.</p>
<p>I quickly learned as my 12&rsquo; pole was handed to me that it was in fact a Spey rod.&nbsp;</p>
<p>After some instruction on how to cast, I was hooked!&nbsp; The two handed casting takes place in front of the angler, not behind.&nbsp; Much better in my opinion.&nbsp; I really prefer catching fish instead of trees and bushes.</p>
<p>As for the rest of the trip I actually ended up catching more trout than steelhead, but at least I caught something.&nbsp; Catching is much more fun than fishing.&nbsp; I am already looking forward to our next Spey rod fishing experience.</p>

<p>If you enjoy walking, running or biking, Farewell Bend Park is the place to be, especially in the early morning or at dusk. My husband and I try to walk the park with our little dog at least a few times a week and EVERYTIME we go, we always say &ldquo;that was such an enjoyable, relaxing walk&rdquo; and our little one agrees.</p>
<p>The last time we were there we came across the new artwork piece they&rsquo;ve put in at the far West end, right at the bridge.&nbsp; Wow!&nbsp; It&rsquo;s something special that everyone at any age would enjoy seeing.&nbsp; It&rsquo;s called &ldquo;<strong>TWO BITS</strong>&rdquo; and the sculptor&rsquo;s name is Greg Congleton, and it was donated to Bend&rsquo;s Park &amp; Recreation by: Penny &amp; Phil Knight.&nbsp; We highly recommend you take a walk, enjoy the park and take a moment to &ldquo;really&rdquo; see inside and out what makes this &ldquo;steel sculpture&rdquo; a one of a kind piece. Please enjoy some of pictures, but I believe you need to see this treasure for yourself.</p>

<p>Even with the drop, the number for Deschutes County new foreclosures are still significant with 304 new foreclosures. ( RealtyTrac defines this as the number of properties that recieved a foreclosure filing -a default notice, auction notice or bank respossession. There were 190 in Bend, 79 in Redmond, 32 in Lapine and 3 in Sisters.</p>

(using most recent monthly data available), and that number is expressed as a ratio (i.e. 1 to 100 housing units received a foreclosure filing during the month).&nbsp; The lower the second number in the ratio, the higher the foreclosure rate. <p>After you&rsquo;ve made application for a mortgage to purchase your New Home, it&rsquo;s very important that during the&nbsp;loan and closing&nbsp;process you take <span style="text-decoration: underline;">extra</span> special care of our financial and credit &ldquo;state of affairs&rdquo;.</p>
<p>&nbsp;</p>
<p>The loan process is just like it sounds.&nbsp; It&rsquo;s a process, and it&rsquo;s not over until your loan closes.&nbsp; Until then, income, liabilities, and assets will continue to be scrutinized to make sure they fit in with any guidelines established for the particular loan.&nbsp; All borrowers are different, and none of this is written in stone, but in general it is best to avoid these common mistakes:</p>
<p>&nbsp;</p>
<ul>
<li><span style="color: #ff0000;"><strong><span style="text-decoration: underline;">Do not</span></strong> </span>risk making late payments on your mortgage, credit cards, car loans, student loans, rent, etc.&nbsp; Nothing will drag down your credit scores faster than very recent late payments.&nbsp; If your new home is being built, you need to be extra careful over these 3-6 months to avoid any late payments.</li>
</ul>
<p>&nbsp;</p>
<ul>
<li><span style="text-decoration: underline;"><strong><span style="color: #ff0000;">Do not</span></strong> </span>take on new debt.&nbsp; Most lenders will check your credit report just before funding the loan to verify that you have not added any new monthly payments to your overall debt picture.&nbsp; Car payments, increased credit card balances, etc. can increase your debt ratio beyond the limits allowed by lender.&nbsp; I know it&rsquo;s tempting, but its best to wait until after closing to start the shopping spree.</li>
</ul>
<p>&nbsp;</p>
<ul>
<li><span style="text-decoration: underline;"><strong><span style="color: #ff0000;">Do not</span></strong> </span>spend your cash reserves.&nbsp; While avoiding an increase to your monthly debt payment is important, it&rsquo;s also a bad idea to use your savings to pay cash for significant items as well.&nbsp; A lot of loans programs require the borrowers to have a certain amount of reserves after closing.</li>
</ul>
<p>&nbsp;</p>
<ul>
<li><span style="text-decoration: underline;"><strong><span style="color: #ff0000;">Do not</span></strong> </span>change jobs.&nbsp; I realize sometimes this can be unavoidable, but if at all possible, wait until you've closed.&nbsp; Lenders verify employment within a day or so of funding the loan and will almost always cancel the deal if your employment has changed.&nbsp; Switching from one employer to another with the same job description may not guarantee a problem, but stability is the key here.</li>
</ul>
<p>&nbsp;</p>
<ul>
<li><span style="text-decoration: underline;"><strong><span style="color: #ff0000;">Do not</span></strong> </span>switch jobs if the new one is in a completely different field, and do not, under any circumstances, decide to become self-employed or commissioned.&nbsp; If you do, your income will not be useful for another two years, so stay put if at all possible.</li>
</ul>

<ul>
<li><span style="text-decoration: underline;"><strong><span style="color: #ff0000;">Do not</span></strong> </span>co-sign for anything.&nbsp; Many borrowers believe there is no harm in co-signing with the rationale that their son or daughter or whoever &ndash; is making the payment, so it doesn't matter.&nbsp; If your name is attached to a new debt, it will be treated as yours and factored into your debt ratio.</li>
</ul>
<p>&nbsp;</p>
<ul>
<li><span style="text-decoration: underline;"><strong><span style="color: #ff0000;">Do not</span></strong> </span>lease a new car.&nbsp; This should fall under the &ldquo;no new debt&rdquo; category, but for some reason some people get confused about this and think leasing is not the same as buying, so I&rsquo;m making a separate mention of it here.&nbsp; The bottom line is it&rsquo;s still an expense that comes out of your income, so it can still push you over the limit with your debt ratio.&nbsp; Be patient, wait a few weeks.</li>
</ul>
<p>&nbsp;</p>
<ul>
<li><span style="text-decoration: underline;"><strong><span style="color: #ff0000;">Avoid credit inquiries</span></strong> </span>if you can.&nbsp; i.e. applying for a new credit card.&nbsp; Though not as damaging in the past as far as credit score is concerned, a lot of recent inquiries can affect your score.</li>
</ul>

Bend only had 43 permits filed in the same time frame in 2010.&nbsp; This new number is significant but sill less than a third of 2007's&nbsp; 287 permits.</p>
<p>With Bends listing inventory down, some of&nbsp;Bends established builders are now venturing to build in conservative numbers.&nbsp;&nbsp;Several major&nbsp;builders, Pahlisch Homes, Hayden Homes&nbsp;have pulled from 6 to 10 permits.&nbsp; Deborah Flagan, Hayden's Vice President of Sales and Marketing says. "We have just seen a renewed excitement in the city of Bend.&nbsp; Customers who have been sitting on the fence for a while feel like interest rates are about as low as they are going to be.... and deciding that today is the right time to buy."</p>
